Good news! Improvement in "time to sell" is noted across the board. The market is picking up - I can feel it by my own level of activity and the statistics are proving it to be true. The lower price points continue to perform best as First Time Buyers make their move in order to take advantage of the 2009 Tax Credit. As this entry level homes sell, their owners are at long last in the position to move up which will positively impact the medium and then upper levels of the market.

Attention New Jersey First Time Buyers

The market is heating up as First Time Buyers jump off the fence to take advantage of the Tax Credit incentive, lower home prices, and terrific borrowing rates.

The convergence of low prices and low borrowing rates is unusual and unlikely to last long. The Tax Credit applies to 2009 home purchases that close by 12/01/2009...seems like a long way off, but it will be here before you know it. THE TIME TO ACT IS NOW!

Sustantiate your offer with the facts of the market to win!

An offer price that is based on the facts of the market is far more likely to lead to a successful negotiation than one that is not.

A thorough Price Trend Analysis provides a recommended price range that can guide and support the offer process. The analysis includes comparable Sales from 12 months ago, 6 months ago, as well as properties currently Under Contract, extrapolates the trend and applies it to Active comparable listings to arrive at a recommended price range. In the hands of an agent that knows the market and inventory well, it is a terrific tool - truly invaluable in formulating an offer strategy.

I routinely utilize the Price Trend Analysis to arm my clients with the facts of the market. Worry not about over paying, this tool will immediately flush out overpriced properties. It is just as effective in identifying value.

This is a tool that works - I use it to guide the pricing discussion with my buyer and also have it at the ready when I present the offer to the seller. The news is cautiously optimistic... In the last several weeks, I have observed anecdotal evidence of increased buyer activity and serious interest. Most notably, I've experienced first hand an increase in buyer inquiries and readiness to look seriously at properties, higher Open House attendance, and increased hits to property pages online.

That anecdotal evidence of increased buyer activity is proven out by the update to the Market Absorption with improvement in "time to sell" across nearly every market. Click on Local Market Commentary for details and further observations.

Sluggish Holiday Home Sales - find update at www.feenick.com

In spite of lower inventory levels, the time it is taking for homes to sell grew over the last 30 days. While some of this is to be expected over the traditionally slow holiday period, at least in part this continued negative trend reflects the reality of current market conditions. We can hope that the lowering of mortgage rates will jump start the business and cause those sitting on the sidelines to act.

'Tis the Season to Help Others

A group of caring NJ citizens, led by a concerned & good hearted doctor here in Warren has organized a collection effort to provide aid to the people of Galveston, Texas devastated by Hurricane Ike a few months ago. Largely drowned out by the election frenzy, little coverage was given to the affect of Ike, but it was great and the community is in dire need. We have teamed up with The Jesse Tree, an organization that has been helping the indigent population of Galveston for over 20 years.

Donations can be dropped off at Weichert's Warren Office, 61B Mountain Blvd through Thursday, 12/11/08. Label your bag or box - IKE RELIEF. What's Needed:

New or Nearly New Clothing & Shoes
New Cleaning Supplies
New Office Supplies
New Office Equipment - Computers with Printers

Nothing can be accepted after Thursday because the truck loaded up with our collection will begin its trip to Galveston the next day.
