The market in North San Diego County has certainly picked up in the past three weeks. More showings... more sign calls... more Internet Hits... more offers... and more new escrows. And... finally in several articles such as The home price report from MSN Money we are seeing the media get closer to the truth. There is no reason as a seller to feel pressure to reduce the price of your home.

In fact... with the nation wide weather picture this last week.... North San Diego County looks more attractive than it ever has. So lets... relax... enjoy the Christmas Season... enjoy our spectacular weather... and the first quarter of 2007 is going to be a great one... that's my Prediction... Paul


Market Definitely Improving

Well... As I predicted... Alan Greenspan was right on October 11th... even though nobody in San Diego County gave it any attention. Our showing activity has definitely improved... this last week we got offers on a La Costa home priced at $1,300,000 and a Fallbrook Home priced at $1,500,000.

Last Thursday I wrote a letter to the Editor of the North County Times thanking them for publishing Area Bucks Housing Trend ... One of the first local news articles I've seen that found the accurate good news in recent statistics.

This morning I was pleased to find Housing Market Expected to 'Coast' into 2007 with Modest Price Gains in my email from RisMedia. We have nothing to fear... except fear itself. The election is over... there is a pent up demand for San Diego County homes... and people are choosing to get on with their life. Time to enjoy paradise and get on with our lives. :-)


Housing market worst may be over: Greenspan

WASHINGTON (Reuters) - The U.S. housing market appears to be emerging from its recent travails and the "worst may well be over," former Federal Reserve Chairman Alan Greenspan was quoted as saying on Friday.

"I suspect that we are coming to the end of this downtrend, as applications for new mortgages, the most important series, have flattened out," Greenspan said at an event in Calgary, Canada, sponsored by BMO Financial Group, according to a transcript BMO made available.

The Conference Board Consumer Confidence Index Posted a Gain in September

September 26, 2006

The Conference Board Consumer Confidence Index, which decreased sharply in August, posted a gain in September. The Index now stands at 104.5 (1985=100), up from 100.2 in August. The Present Situation Index increased to 127.7 from 123.9. The Expectations Index rose to 89.0 from 84.4 last month.

The Consumer Confidence Survey is based on a representative sample of 5,000 U.S. households. The monthly survey is conducted for The Conference Board by TNS. Home prices: 1st drop in 11 years

Sales slow, prices hit by second biggest year-over-year drop on record; surge of homes for sale seen keeping prices weak.

NEW YORK (CNNMoney.com) -- Home sales slowed and a key measure of prices fell for the first time in 11 years last month, spurred by the biggest glut of new homes on the market in more than a decade, an industry group said Monday.

The National Association of Realtors report on existing home sales showed that the median home price in August was $225,000, down 1.7 percent from a year earlier.


It was the first year-over-year decline in median prices since April 1995, when that measure slipped only 0.1 percent. And it was the biggest year-over-year drop since the record 2.1 percent decline recorded in November 1990, when the nation was in recession.

While month-over-month declines in prices are not uncommon, year-over-year decreases in prices are a more serious sign of a slumping housing market. Even in other recessions, home prices generally have risen year-over-year on a national basis. The median price is the point at which half the homes sell for more and half sell for less.

Newspapers and TV... all jump on the band wagon with negative news. I would think there is an ethical responsibility to report the news in an unbiased manner... but negative news sells... so that is what we get. The site has connected its mapping feature to real estate listings and made tools like mortgage calculators available in local real estate-related search results. Home Prices to Keep Falling in '06, NAR Says

Home prices are expected to continue on a modest decline for the remainder of the year the seller’s market transitions to a buyer’s market, the NATIONAL ASSOCIATION OF REALTORS® testified today at a Senate committee hearing.

Yet, contrary to some news reports, there is no housing bubble, and the slowdown is actually a good thing for many local economies, NAR president Thomas M. Stevens said at the hearing, titled “The Housing Bubble and Its Implications for the Economy.�

Temecula Valley International Film & Music Festival set to rock local music fans

For locals, the Temecula Valley International Film & Music Festival comes but once a year, but for Tim Moyer, music festival program coordinator, the event has become a full-time job.

Julian merchant testifies before House subcommittee:

One of the Julian business owners who threatened with a lawsuit last year over access for the disabled took his concerns to Washington on Wednesday to testify before a congressional subcommittee looking into disability access laws.

Harry Horner, owner of Wynola Pizza Express, told a subcommittee of the House's Judiciary Committee that the federal government should help small-business owners learn how to get their shops in compliance with access laws to help fend off pricey lawsuits.

Horner's business was among 67 in Julian targeted by a disability rights lawyer who accused them of not complying with federal access laws for the disabled.
